What is an Appraisal?

An appraisal is a professional, unbiased opinion of a property’s value, developed through detailed analysis of market data, property characteristics, and comparable sales. Appraisals are prepared by licensed professionals and follow established industry standards to ensure accuracy, consistency, and reliability.

What is Fair Market Value?

Fair Market Value is the price at which a property would most likely sell in an open and competitive market, assuming both the buyer and seller are well-informed, acting prudently, and under no undue pressure. It reflects current market conditions and represents a balanced agreement between willing parties.

A desktop appraisal is an appraisal completed without a physical inspection of the property, relying instead on public records, third-party data, and market information to estimate value.

Important notes

Value is not dependant on the style of reporting chosen. Whether you choose a restricted report or full narrative report, the appraiser goes through the same analysis and the outcome of the value determination is in no way tied to how the appraiser reports their findings.

How much will it cost?

All of our appraisal fees are determined on a property to property basis.

Each property has its own unique characteristics, whether it be the acreage, the age of the home, or even the style of the home. Below are the starting rates. Please contact our office for a quote on your property.
